Periodic Inspection and Testing

All electrical installations need to be checked regularly. This is done by inspecting and testing them to see if they are still in good condition. This is often called ‘periodic inspection and testing’.

From June 2020, private landlords in England will have to have their rental property’s installations checked every five years.

Since 2015, it has been a legal requirement in Scotland. Electrical Safety First recommends that these inspections be completed in all parts of the UK to safeguard your property and tenants.

Once a periodic inspection has been completed, you will be issued with an Electrical Condition Report (EICR).

A periodic inspection will:

Reveal if any of your electrical circuits or equipment are overloaded.
Find any potential electric shock risks and fire hazards.
Identify any defective electrical work.
Highlight any lack of earthing or bonding.

Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property.
